Field report

How the site changed

From the initial site condition to a clean handoff for the next phase.

Before work

Starting point

The suite combined open workstations with glazed meeting rooms, drywall offices and a suspended ceiling. Work took place within a larger commercial building, making elevator booking, noise windows and clean common-area access part of the demolition plan.

On site

Work completed

Furniture and cubicles were cleared before glass and wall systems came apart. Carpet tile and ceiling grid followed, with services supported and left visible. Debris was staged in carts for scheduled loading instead of blocking corridors.

Clean handoff

Result

The office became an open base-building floor with structural columns, exterior glazing and concrete slab intact. Building management received a clean suite and clear circulation routes, while the new design team gained an unobstructed field measure.

Local planning notes

Scope first

Commercial strip-outs require a written make-good scope plus building rules for loading, elevators, noise and common areas. Base-building systems and neighbouring tenants must stay protected while fixtures and finishes are removed in scheduled loads.

Local conditions

Vaughan projects range from established neighbourhood homes to newer condos and commercial units. Access rules, utility coordination and municipal requirements vary by property type, so the site conditions should be reviewed before a start date is promised.

Permit and approval requirements depend on the property and scope. Confirm them with the appropriate municipality or project professional before work begins.
