Demolition contractor — Thornhill & York Region
Demolition is all we do.
That's the point.
NextSite Demolition is a licensed, insured, WSIB-compliant demolition contractor serving York Region and Toronto from our Thornhill base. We handle the teardown side of renovation and rebuilding: interior and selective demolition, full house demolition, pool removal, garage and shed teardowns, and concrete removal. Every project is quoted firm, done on schedule, and swept clean at the end.
Demolition looks simple from the curb. The jobs that go wrong go wrong on the parts you can't see: live hydro feeds to old garages, asbestos in pre-1990 materials, backfill that was never compacted, permits filed with the wrong office. Because we do this every day, and only this. Those are solved problems on our jobs, not surprises on yours.
Every project gets a written, fixed price before work starts. Debris leaves in our bins the same day where possible. And you'll find real pricing ranges published on every service page, because you shouldn't need four phone calls to learn what a teardown costs.

How it works
Four steps, no surprises
-
Walkthrough & quote
We look at the job in person or from photos and give you a firm written price. No vague estimates that grow later.
-
Prep & protection
Floors, walls and pathways get protected. Utilities are confirmed off. Containment goes up where dust control matters.
-
Demolition
The crew tears out exactly what was scoped. Nothing more. Structural elements are never touched without an engineer’s direction.
-
Haul-away & broom sweep
All debris leaves in our bins the same day where possible. The space is swept clean and ready for the next trade.
Why people call us back
Four promises we
don't walk back.
- The quote is the price
- Written and fixed before work starts. If a slab turns out thicker than we judged, that's our cost to absorb. The number you approved doesn't move.
- Debris gone same day
- No bin sitting on your driveway for a week. Debris leaves in our bins as it's produced, and every site gets a broom-and-magnet sweep before we go.
- Straight answers
- If your project needs an engineer, an asbestos test, or a permit first, we say so on the first call, even when it delays our own start date.
- Covered, properly
- Licensed in Ontario, $5M liability insurance, WSIB clearance available on request. Those are the three things to ask any demolition contractor before they touch your property.
Common questions
Demolition FAQs
What does a demolition contractor actually do?
We remove structures and finishes safely: gutting interiors for renovations, tearing down garages and sheds, removing pools and concrete, and taking down whole houses for rebuilds. The job includes protection, dust control, hauling every scrap of debris away, and leaving the site clean and ready for whatever comes next.
How much does demolition cost?
Interior strip-outs typically run $2–$7 per square foot, garage teardowns $2,500–$8,000, pool removals $1,200–$20,000 depending on type, concrete $2–$6 per square foot, and full house teardowns $15,000–$45,000. Every job gets a firm written quote before work starts. The number you approve is the number you pay.
Are you licensed and insured?
Yes — licensed in Ontario, carrying $5M liability insurance, and WSIB-compliant with clearance certificates available on request. Any contractor who hesitates on those three questions is a contractor to walk away from.
Do you handle demolition permits?
We'll tell you exactly which permits your project needs, which office issues them (Thornhill properties fall under Vaughan or Markham depending on your side of Yonge Street), and what they typically require, but permit applications belong to the property owner or general contractor. We'd rather explain that honestly than promise something that isn't ours to promise.
What areas do you serve?
We are based in Thornhill and work across York Region: Vaughan, Markham, Richmond Hill, and North York. Being local means our crews are minutes away, not fighting the 401 with a bin trailer.
How fast can you start?
Small jobs — sheds, kitchens, concrete pads — can usually be scheduled within days. Larger projects depend on utility disconnections and permits, and we help you sequence those from the first call so nothing sits waiting.
Are your quotes free, and are they really firm?
Yes and yes. Photos are enough for most small jobs and we'll quote them same-day; bigger projects get a walkthrough. The written number you approve is the number on the invoice. If we misjudged the job, that's our cost, not yours.
What happens to the debris — does it go to landfill?
As little as possible. Concrete and masonry go to aggregate recycling, metal goes to scrap, and clean wood is diverted where loads allow. Sorted disposal is standard on every job and it's included in the quoted price.
Do you work with general contractors as well as homeowners?
Constantly. GCs and design-build firms sub their demolition to us because we quote fast from drawings, hold committed dates, and hand back trade-ready space with disposal handled. Homeowners get the same treatment — many call us before their contractor is even hired, because a firm demo number makes the rest of the budget honest.
Ready to tear it out?
Call for a straight answer and a firm quote, usually same day.
